“The 2026 Renter Value Report: How Choice and Transparency Shape Fee Perception”
What ancillary services do renters value most? Foxen surveyed nearly 1,000 renters to find out. The 2026 Renter Value Report breaks down which programs renters are most likely to pay for, what makes a monthly charge feel worth it, and how owners and operators can use those insights to strengthen retention and protect NOI.
In a competitive multifamily leasing market where vacancy sits at multi-year highs and renters hold more negotiating power, the difference between growing NOI and declining leasing performance can be as simple as listening to what your renters have to say.
To get a clearer picture, Foxen surveyed nearly 1,000 renters about their feelings towards ancillary services and where they find the most value. The results were encouraging, with 75% of respondents saying they would be willing to enroll in programs when certain factors are met, specifically around communication, choice and transparency.
Additionally, renters had clear preferences on what services they care about most, with 94% of renters saying property damage protection is valuable.
